The “Cottage” Estate At Little Hills

IS IT POSSIBLE TO LOVE A HOUSE  TOO MUCH?

“Perfection is achieved not when there is nothing left to add, but when there is nothing left to take away” – Antoine de Saint-Exupery

Our design firm is “old”.  Years ago a very young feature writer called us “an established design firm with years of experience”.  What this really means to us is that we have built relationships that are important to us.  We continue to be blessed with clients who allow us to come into their homes and become part of their families.   We have as many memories of their homes as they do.  When it’s time to pass “our” home onto the next family it can be bittersweet.

Little Hills Is One Of These Properties.

Can a nearly 5600′ home, with a carriage house, sitting on 5 acres of beautiful woodlands, be considered a cottage?  Despite it’s size, this home is a cosy, inviting and charming dwelling set in a beautiful countryside.  Is this not the way a cottage is described?

Little Hills is a home with great “bones” as the saying goes. Ready for a little re fresh.  Our mission was to update the property with two options for the future.  One, our clients retain the home for use by their growing family, which now includes several families of grandchildren with their parents.  Two, prepare the house to be a wonderful home for a new family to make memories in.

Dean Tatum-Johns, with Certa-Pro Painters of Louisville East, performed the management and work of all exterior and interior updates.  He, and his crew, implemented our concepts professionally and skillfully.  Let’s take a look at a few of the before and after photos for the exterior.

Moving Onto The Interiors Of Little Hills

15 years ago, our clients renovated the 1979 property to work for their lives.  With the exception of a lighter color palette, and a few lighting updates, the classic design concepts, and finishes of the interior, remain current today.   Below are some of the before and after photos of this wonderful home.

Future Renovations at Little Hills

The original floor plan featured two ensuite bedrooms and a large office on the upper level.  The floorplan can allow for the office becoming a true bedroom with closet access and the smaller ensuite bath being reconfigured to a double vanity bath with hall access to serve both bedrooms.  This one last proposed renovation can get this home ready for the next several decades of cottage coziness with space for everyone.

So is it possible to love a house too much?  Probably.  When the house is a home it is an entirely different story.   After this last round of updating, we have yet another set of wonderful memories with this home.  Our clients have decided to let a new family enjoy this property and make their own memories in a home that is all about family. You can see more photos of the renovations in the slide show below, prepared by Eric Seltz, the listing agent we are also blessed to work with on a daily basis.
