As interior designers we see a tremendous number of homes a year that can be updated to appeal to the greatest part of the buying market. We are always thrilled to assist a real estate professional with a seller who has meticulously maintained their home.

Recently we had another opportunity to work with Eric Seltz, an agent with Lenihan Sotheby’s International Realty. As one of the members of his team, our role is to evaluate a property and prepare detailed recommendations of relevant updates.
Our Unique Interior Design Approach
During an evaluation, our design team looks for the assets of a home, not the negatives. Our recommendations start with these. Go back and look at the dining room before photo. See the one beautiful asset all homes have for free? Sunlight! We even wrote a post about this.
Working from Mother Nature’s gift, we recommended lighten the walls with a soft contrasting color to showcase the detailed moldings and existing classic light fixture. The bay window is now able to let all the glorious rays bounce around this large dining room.

The Dining Room Virtual Design Plan
Our virtual design program allows homeowners to communicate with our design team via a message system. Below is the design board for the dining room suggestions. You will see the wallcovering originally suggested. However, the contractor advised paint would work in this room which saved the sellers some time and reduced the cost.

Another goal we strive for in assisting real estate agents and sellers is to look at all updates from a buyers point of view. Our clients have beautiful traditional furniture as you can see in another view of the updated dining room below.

All buyers will have their own taste and want to make a new home suit their lifestyle. Rooms where a buyer can immediately envision their furnishings, without a time consuming renovation, is always a plus.
The Hard Truth About Hardwood Floors
Buyers want them. Always. This lovely home was blessed with a patterned hardwood floor in the foyer. However, all that glorious sunlight we mentioned before, streaming thru this amazing beveled door, created an uneven natural lighting due to a rug being down for twenty or so years.
Another one of Eric’s team, Chris Powell, refinished these floors and added wood to the dining room to replace the carpet. What an art it is to blend existing and new wood. The outcome is the immediate impression a buyer has when walking into what they hope to be their next dream home.

As of the time of this post, this property has been successfully marketed, and is under contract, all within a few days of the listing.
